What these outputs mean

• Price cap: highest price that still meets your target return. No match found often means the rents or exit price can’t reach the hurdle.
• Value at asking (vs target return): shows the surplus or shortfall versus your target return at asking.
• Annualised return: the deal’s annualised return; compare it to your target return and revisit hold period or exit assumptions if it is low.
• Debt service cover (Year 1): year-1 net operating income versus debt payments. UK BTL lenders usually quote rent cover (ICR) at a stressed rate; DSCR here is a cashflow coverage metric.

How to read the results

• Price range explorer shows the illustrative range below the price cap and the financeable price cap.
• Scenarios apply rent ±10%, rate ±1%, and exit ±10% shocks to illustrate how resilient the outputs are to changes.
• Rent input assumes the ongoing rent after void/refurb/lease-up timing. Void and refurb months set rent to zero, while lease-up can ramp to the ongoing level.

• Large gaps between asking and price cap can highlight differences in rent, exit, or refurb assumptions.
