By accessing or using Delsyte (the “Website”), you agree to these Terms. If you do not agree, do not use the Website. If you use the Website on behalf of a business, you confirm you have authority to bind that business and you accept these Terms on its behalf.

We may update these Terms from time to time. The “Last updated” date shows when changes were made. Your continued use of the Website after changes means you accept the updated Terms.

• calculators, models, tools, and outputs (“Tools”);
• articles, commentary, explanations, and other content (“Content”); and
• supporting pages such as methodology, assumptions, and disclaimers (together, “Website Materials”).

Tools are provided for screening and educational use only.

Website Materials are provided for general information and educational purposes only.

Nothing on the Website constitutes financial, investment, legal, tax, mortgage, or accounting advice, and nothing is a personal recommendation. You must obtain independent professional advice appropriate to your circumstances before making decisions.

We do not provide mortgage broking services or arrange investments. We are not authorised or regulated by the Financial Conduct Authority (FCA), nothing on the Website is intended to be a regulated activity.

• Tool outputs depend on the information you enter and the assumptions you select. If inputs are incomplete, inaccurate, or unrealistic, outputs will be misleading.
• Outputs are illustrative estimates only and may not reflect real-world outcomes. Results can vary materially due to factors including interest rates, lending criteria, taxation, voids, maintenance, fees, transaction frictions, regulation, liquidity, and sale timing.

• Some Tools only support specific jurisdictions or scenarios. For example, SDLT calculations may be limited to England/Northern Ireland residential scenarios. Where a scenario is unsupported, incomplete, overridden, or unknown, you must not rely on the output as authoritative.
• References to “max offer” are modelled screening outputs (e.g. a price where an NPV target is met under your inputs), not a recommendation, valuation, offer, or confirmation of lender affordability/approval.
• We do not warrant that any Tool or output is accurate, complete, up to date, error-free, or fit for any particular purpose, and we have no obligation to update or correct errors.
• You must independently validate assumptions, calculations, and results before relying on them (including checking tax rules/rates and effective dates).
• We may change calculation methods, assumptions, and logic at any time. Saved outputs may change if recalculated under a newer model/version, and we do not undertake to maintain or provide older versions.

• Content may include opinions and may change without notice. Opinions are not statements of fact.
• We may reference or link to third-party sources. We do not guarantee their accuracy and are not responsible for third-party content or services.
• Links are provided for convenience and do not imply endorsement.

You agree to:

• use the Website Materials at your own discretion and risk;
• not rely on them as a substitute for professional advice; and
• use the Website lawfully and in line with these Terms.

Some features (such as saved deals, notes, tags, comparisons) may use your device storage (e.g. browser local storage) unless we explicitly state otherwise. You are responsible for backing up anything important. We do not guarantee retention, availability, or recovery of saved items.

Do not enter sensitive personal data or confidential information into Tools unless the Website clearly states it is designed to handle it.

All rights in the Website Materials (including text, branding, designs, and Tool logic) are owned by or licensed to us.

• reverse engineer or attempt to extract source code or models (except to the extent permitted by law); or

We may restrict or block access if we believe you are misusing the Website.

We may suspend, withdraw, discontinue, or change any part of the Website at any time. We do not guarantee that the Website will always be available or uninterrupted.

• Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud, or fraudulent misrepresentation.
• If you are a consumer, nothing in these Terms affects your statutory rights.
• If you use the Website for business purposes, then to the fullest extent permitted by law we will not be liable for loss of profits, revenue, business, business interruption, loss of anticipated savings, or indirect or consequential loss.
• Subject to clause 13.1, our total liability arising out of or in connection with the Website and these Terms (whether in contract, tort (including negligence), misrepresentation, restitution, or otherwise) is limited to the greater of £100 and the total amount you paid us (if any) in the 12 months before the event giving rise to the claim.
• To the fullest extent permitted by law, you agree you will not rely on the Website Materials as the basis for any decision without independent verification and/or professional advice.

If you are a business user, you agree to indemnify us against losses, claims, and costs arising from your misuse of the Website or breach of these Terms.

These Terms are governed by the laws of England and Wales. The courts of England and Wales will have exclusive jurisdiction (subject to any mandatory consumer rights that apply).
